I always tell homeowners that December is the perfect time for a quick check-in—not just on your home itself, but on your mortgage, your insurance, and your overall home goals. We get so busy during the year that it’s easy to let important tasks slip through the cracks. This simple checklist will help you stay ahead, save money, and make sure you’re starting 2026 in a strong position.

1. Review Your Escrow Account

Every year, property taxes and homeowners insurance can change. This means your mortgage payment might adjust as well.

Take a few minutes to:

  • Look over your escrow statement
  • Make sure the numbers look correct
  • Ask me any questions if something doesn’t seem right

Catching issues early can prevent surprise payment changes later.

2. Check Your Home’s Equity

A lot of homeowners don’t realize how much equity they’ve built—especially after the last few years of appreciation.

Equity can open doors for:

  • Renovations
  • Debt consolidation
  • Investment opportunities
  • A potential refinance

Even if you’re not looking to tap into it right now, it’s good to know where you stand. And I’m always happy to check this for you.

3. Revisit Your Insurance Coverage

I know it’s not the most exciting part of homeownership—but it’s important.

A few simple things to do:

  • Replace furnace filters
  • Have your heating system inspected
  • Clean gutters
  • Check smoke and carbon monoxide detectors
  • Make sure outdoor faucets and hoses are winterized

These small tasks can prevent huge repair bills down the road.

5. Reassess Your Mortgage Goals

Maybe you’re thinking about upgrading, downsizing, building, or refinancing next year. Maybe you’re just curious where rates and market trends are headed.
